Adding further value, Granger Planning & Development delivers the turnkey process
in two distinct stages: Step 1 Planning and Step 2 Implementation.
Step 1: Planning
In today’s business environment, an owner truly needs intelligent information to make
intelligent planning decisions. Proper planning has never been more of a necessity.
Granger empowers you to make knowledgeable and informed decisions quickly and
comfortably, by providing intelligent project analysis and feasibility considerations
upfront, when decisions can be made with minimal investment.
During Step 1, we work hand-in-hand with your team in determining your programming
requirements (i.e., private offices, conference rooms, exam rooms, open offices), develop
site plan layouts based on these programming requirements (i.e, parking spaces, handicap
spaces, drop-off zones), determine project scheduling/phasing, and outline building
specifications.
Based on the determination of these requirements, we deliver to you a comprehensive
summary of your project, which includes:

Step 2: Contract & Implementation
Once project feasibility has been determined and a decision to proceed has been reached,
Step 2 of our process can be initiated. During this step, The Granger Group and the
owner implement a contract to proceed in applying the Part 1 data for delivery of
the project. Step 2 includes:

Procurement
We have cultivated and strategically grown solid procurement relationships with over
50 value-oriented vendors. By leveraging the economies of scale these relationships
provide, we can better quality while avoiding cost markup, allowing us to deliver
savings of up to 10%.
Assembly
In our assembly and delivery stages, we utilize intellisys™, a proprietary, systemized
assembly and delivery process, created exclusively by the Granger Group. intellisys™
is both a process and a product. It is an innovative approach to delivering buildings
from pre-construction planning to tenant move-in that is designed for organizations
seeking quality, speed in delivery, and a guaranteed cost effective facilities solution.
This assembly and delivery process carries many advantages over traditional construction
methods. It not only accommodates accelerated project schedules, it reduces labor costs
in the field, offers unlimited design versatility, and provides for future expandability.
Our vendors and engineers work hand-in-hand in the creation of every product utilized
in the intellisys™ delivery process, including pre-assembled and prefabricated wall
systems, window systems, and HVAC control systems, to name a few. This pre-assembly
process allows you to reap the benefits of quality controlled products that can only be
produced in a factory-setting.
Our team of professionals has an average of 16 years of multi-state design/build
experience, which encompasses every aspect of each item contained in our delivery
process. This collective engineering ensures that your facility drawings will reflect a
well thought out process, driven from proven technologies and construction methods,
ideally suited for your specific locale. So, when the time comes to build your facility, it’s
ready-to-assemble, minus all the hiccups involved in traditional construction methods.

Delivery & Turn-over

Development will have assisted in all maintenance contracts, coordinated all furniture,
fixtures and equipment, and punch listed every item. When we state “from
