
Redevelopment of 1919 Boston Street, Formally Metropolitan
Hospital
Grand Rapids, Michigan, January 14, 2008 - The Granger Group, A Grand Rapids
based real estate development firm, is leading redevelopment efforts for 1919 Boston
Street,
formally Metropolitan Hospital. Many aspects of this redevelopment have
become points of community interest. Below are some facts of the project.

Currently owned by The Granger Group who is facilitating the redevelopment.
The original structure has been completely abated for asbestos.
The Grand Rapids Fire Department through cooperation by The Granger Group
underwent two solid months of multi-floor, low visibility search and rescue
training
never before available locally.
Demolition of the existing structure began in December and will continue through
March 2008.
Almost 90% of the old hospital structure will be recycled during the deconstruction
process by contractor Pitsch Companies.
The Granger Group originally sought and received approval for Renaissance Zone
designation in 2003 to build 200+ brownstone condominiums.
The Ren Zone designation was transferred to Beacon Hill at Eastgate in 2007. This will
provide a significant incentive to potential residents as it exempts residents from city
and state income taxes.
The transfer of the Ren Zone to Beacon Hill allows for a quicker build-out of the site
than a traditional condominium project given today’s economic climate. This project
will provide over 250 of construction jobs valued at $15-20 million over the next
three years.
Designation will reduce overall development and construction period as the current
usage will be fully built and occupied much faster than for purchase housing in this
sluggish real estate market.
